Feasibility Study

A crucial first step is to closely examine the viability of any  construction project. This process typically includes an analysis of the site's existing physical and environmental conditions, local planning scheme and building code requirements, and the project's budget and timeline.

Ultimately offering sound advice on whether and how to proceed to the next step.​

Concept Design

Our Concept Design Service offers a context driven approach to transforming your ideas into tangible architectural expressions.

Either as part of full design package or as a  stand-alone service, here is what is typically included:

  1. Introductory meeting to get to know one another and start to understand your vision, aspirations, and functional requirements. Through open dialogue we will cultivate the ideas that shape the initial concept. This is also a good opportunity to get a feel for working with us and whether our approach and design values work for you.

  2. During our initial meeting we will provide you with a questionnaire for you to take away and complete in your own time.

  3. Initial site visit and data collection

  4. site analysis (including preliminary assessment of statutory and regulatory requirements)

  5. Formalisation of the brief/return brief

  6. Presentation of preliminary design concepts/options that respond to the site; optimising orientation to passively benefit from the environmental conditions as best possible. Graphically represented in plan at this stage.

  7. Refinement of design based on your feedback and translation from 2D into 3D form & mass in the landscape, via computer modelling.

  8. Preliminary exploration of materiality and aesthetic.
  9. Resolution of concept to satisfaction of client.

Documentation

During the Documentation (Working Drawings) stage, the design is translated into a comprehensive set of detailed drawings and specifications that form the technical foundation for construction. This stage defines exact dimensions, materials, construction methods, and coordination with structural, mechanical, electrical, and other consultants to ensure the project is fully resolved. The documentation Issue for Construction is also a crucial part of the building contract and provides clarity for builders, assists with accurate costing and approvals, and minimizes uncertainty on site.

Masterplanning

For larger sites and projects that incorporate multiple buildings and functions, a Master plan is a must. Armed with the data from a thorough site analysis and often a site survey*, the masterplan will, holistically describe the placement of structures within the landscape, physical & visual connections between all existing and proposed elements/features, access & circulation and potential experiences. The masterplan ensures that the site is developed in a cohesive and efficient manner, taking into account factors such as accessibility, sustainability, and aesthetics. It also allows for flexibility in future development, ensuring that the site can adapt to changing needs and circumstances.

*A Site Survey must be carried out by a licensed land surveyor, registered in Victoria.  If required, we can organise this on your behalf or recommend our preferred surveyor on the Mornington Peninsula.

Design Development

​The evolution of concept into buildable and compliant plans, The design development stage is where the concept design is refined and resolved to a point where it will be, firstly approved by the client and circulated between other key consultants and stakeholders, relevant to the particular project requirements. At this point, the ‘look’ of the building is finalised and the materials and finishes to be used on the outside of the building are decided. Interiors will be partially resolved by this stage and all MEP/HVAC systems should be decided upon.

This service or stage as part of a full design package will often tie in with Town Planning (see below).

Town Planning Permit

A town planning permit is a requirement for a lot of properties on the Mornington Peninsular, particularly in the more rural areas. A variety of overlays may apply on a property so It's wise to seek advice prior to purchase or early in the design process.

Building Permit

The Building Permit stage focuses on securing the necessary approvals to legally commence construction. During this phase, the completed documentation is reviewed and coordinated to meet all relevant building regulations, codes, and local authority requirements. We prepare and lodge the required drawings, reports, and application materials, liaise with building surveyors and consultants, and respond to any requests for clarification or amendments. This process ensures the project is fully compliant, approved, and ready to proceed to construction with confidence and certainty.

Interior Design

The Interior Design stage refines the character and functionality of the spaces within the building, ensuring the interior aligns seamlessly with the overall architectural vision. This stage may be delivered in-house or, depending on the scale, complexity, or the client’s specific tastes and stylistic preferences, in collaboration with a specialist interior designer. It involves the selection and coordination of finishes, fixtures, fittings, lighting, and bespoke elements, with careful consideration of aesthetics, durability, and budget.

Landscape Design

​Landscape Design shapes the outdoor spaces that complement the architecture and respond thoughtfully to the site and surrounding environment. Depending on the scale, complexity of the works, and the client’s desired outcomes, this stage may be delivered in-house or in collaboration with a specialist landscape designer. It includes the design of planting; hardscape elements and finishes; levels/access, drainage, and outdoor features, with careful consideration of  sustainability, water sensitive design, and long-term maintenance. The result is a cohesive landscape that enhances the overall project, enriches daily living, and reflects the client’s individual tastes and lifestyle.
